Set labor prices for recaulking
All of our caulking work is priced as labor per area, with one flat materials charge per visit:
- Small area (bathroom sink or vanity top, toilet base, or one backsplash seam): $180 labor
- Medium area (kitchen sink with its backsplash seam, double vanity, or glass shower door): $220 labor
- Large area (bathtub or shower stall): $240 labor
More than one area? Your biggest area is the price above. Each extra area in the same visit is $40 small, $80 medium, or $120 large. Materials are a flat $25 per visit, any number of areas.
A few examples:
- Kitchen sink + backsplash: $220 labor + $25 materials = $245
- Tub + toilet: $240 + $40 labor + $25 = $305
- Full bathroom (tub, vanity sink, toilet base): $240 + $40 + $40 labor + $25 = $345
- Tub + separate shower stall: $240 + $120 labor + $25 = $385
Photos are required for every caulking service request. Send a wide shot plus close-ups of every seam, and your zip code, and I'll confirm the price before we schedule.
What can change the price: heavy or multiple layers of old caulk, unusually long runs, hard access, natural stone that needs a special sealant, or anything we find once the old caulk comes out. I'll explain it before work continues.
What does standard recaulking include?
For a suitable bathroom or kitchen seam, the price covers removing the old caulk completely (never caulking over it), cleaning and drying the seam, cleaning light surface mildew on the seam, applying new bathroom-grade silicone in wet areas, and explaining cure time.
The goal is not to cover a problem with a fresh bead of caulk. It is to replace failed sealant where the surrounding surfaces are sound enough for that work to make sense.
When is a set-price recaulking visit a good fit?
The set prices are usually a good fit when the issue is limited to visible, accessible caulk around a tub, shower stall, sink, backsplash, toilet base, or glass shower door, and there is no sign of a larger underlying problem. Photos are still required to confirm the job fits that standard scope before scheduling.

What about windows, baseboards, trim, or exterior seams?
Photos are required for every service request. Window resealing, baseboards, trim, and exterior seams don't have one set price. They're priced for labor from your photos, because the amount of old material to remove, the surfaces involved, access, and the condition behind the failed seam vary a lot more than a tub or sink does.
Photos matter around shower doors and toilet bases too, even with a set price, because a visible gap can sometimes point to a problem beyond the sealant itself. With baseboards, trim, and drywall, a small gap may be simple maintenance, or it may reveal moisture damage that needs a different plan.
Can a handyman fix minor damage found near failed caulk?
Sometimes. If the damage is minor, we may be able to add small related items such as baseboard repair or replacement, minor drywall repair, or another manageable touch-up during the visit.
If the condition turns out to be more involved after we arrive, we will show you what we found and discuss it before recaulking the area or changing the price. You can then decide how you want to proceed.
What is outside a normal recaulking visit?
New caulk does not solve active plumbing leaks, hidden water intrusion, rot, failed waterproofing, structural movement, mold remediation, or broader reconstruction. If the visible condition suggests one of those issues, the right next step may be a different repair or a qualified trade rather than simply applying new caulk.
Are photos required before asking for a recaulking quote?
Yes. Photos are required for every caulking request, including the set-price jobs. They let us confirm the full area, the condition of the existing sealant, and whether the work appears to be a good fit for a planned handyman visit. For windows, baseboards, trim, and exterior seams, photos are also how I price the labor.
Start with a wide photo and a close-up of each seam. If there is peeling paint, soft material, staining, damaged drywall, or a gap that appears to be moving, include that in the photos too.
